The first building in a long-term neighborhood revitalization of a 450-unit Winbrook Public Housing campus.

The 104 unit mixed-use building with a 13,500 square foot community center was designed with a focus on energy conservation and sustainability. Achieving the Enterprise Green Communities designation and participating in the NYSERDA Multifamily Performance Program, OLA’s team designed MEP systems to support these efforts that include high-efficiency HVAC equipment and energy efficient lighting with occupancy and daylight controls.

Four new multi-family buildings.

From a luxury rental complex to town homes, these new buildings are close to transportation and the vibrancy of White Plains. Both modular and on-site construction, OLA’s team designed MEP systems to include programmable thermostat control of individual heat and air conditioning for apartments, HVAC systems serving common areas, electric service and tenant metering, backflow prevention for domestic and fire water services and more.

YWCA Residence

WHITE PLAINS, NY

PROJECT FEATURES

Total renovation of existing, two building 88,000 square foot YWCA Residence for Women.

Renovations and rehabilitation of 185 existing residential units and construction of 8 new units includes all new MEP systems such as boiler plant, chiller plant, fan-coil units for individual room control, high efficiency lighting, and power distribution. A new fire sprinkler system was added to both buildings. Green features comply with NYSERDA’s Multifamily Performance Program and Enterprise’s Green Community criteria.

PROJECT FEATURES

New MEP systems for 1928 residence.

OLA’s services included MEP and FP systems throughout: bedrooms, private baths, small commercial kitchen, living room, and formal dining room. A heated walkway, interconnecting conduits with the planning center and site lighting were also included. Unique to this design is the grand fire place set in the central living area; a make-up system was designed to overcome the negative room pressure.

PROJECT FEATURES

Conversion of the Bureau of Supply Building to a new homeless shelter.

OLA’s preliminary studies included LEED Certification review and use of fuel cells and building integrated photovoltaic for on-site power generation. MEP design utilized waste steam from an adjacent utility plant for cooling through steam absorption chillers, conversion of waste steam to hot water for heating, and energy recovery wheels on outdoor air intakes. Electrical features include daylight and occupancy sensor controls.
