New 3-level, 9,000 square foot restaurant with rooftop bar
Full building renovation including relocation and upgrades of the existing utilities to serve the 3-level restaurant. Cellar has full commercial kitchen and walk-in refrigeration. The three levels of dining are a gastropub on the ground floor, a more intimate dining experience on the second floor, and a seasonal rooftop bar on the third floor.

Complete renovation repositioned the 1 million square foot outdoor shopping center as one of the most successful retail developments in the region.
As part of the $150 million redevelopment, OLA designed new site electric distribution, new site natural gas distribution, gas and electric metering in new meter rooms, new backflow prevention for fire and water services to each of the buildings, sanitary sewer and storm water pump stations for forced mains, site lighting, and other utility upgrades.

260,000 square foot retail center on three levels with a 500 car parking deck.
A dramatic glazed atrium fronting Brooklyn’s main shopping artery provides access and visibility to upper floors. The site sits at the junction of three communities, the terminal point of two subway lines, the crossroads of six public bus lines and at the deflection point of the city grid. A partnership of the city of New York, the borough of Brooklyn and Triangle Equities, the Junction spans the LI Railroad and NYC Transit subway.

30,000 square foot LEED NC Certified new dealership.
Sustainable features include Solatube ceiling skylights, daylight sensing lighting controls, energy efficient lighting and HVAC systems, including heat recovery. Energy conversation features combine to achieve a 23% energy use reduction as compared to the LEED baseline. Water conservation features in the plumbing design for the building allowed for a 30% water usage savings.
