Complete renovation of existing buildings as well as the addition of nearly 290,000SF of new retail and restaurant space, new pedestrian walkways and landscaping, the construction of a new 5-story customer parking structure, the construction of a new 1-story customer parking structure, and the construction of related on-site and off-site traffic and infrastructure improvements, including all new site utilities.

Existing two-story building was completely transformed to serve as Longchamp’s flagship NYC store plus the addition of a third floor to accommodate a showroom, offices, and a roof garden. OLA designed new MEP and fire protection systems, which were seamlessly integrated into the complicated building arrangement and ceiling details.

Architectural Visions

New state-of-the-art Subaru/Hyundai “green dealership”. The new two-story facility includes a showroom area, offices, conference rooms, service area with 14 service bays, storage, and other support spaces. Sustainable features include solatube ceiling skylights, daylight sensing lighting controls, and highly energy efficient lighting and HVAC systems, including energy recovery. LEED NC.

Triangle Junction

Cooper Carry

260,000SF Target-anchored shopping center in Brooklyn with three levels and a 500-car parking deck. New development provides a blend of small community-based retailers and large regional and national chains. OLA provided MEP engineering and fire protection engineering services on this commercial project, which is in the vicinity of Brooklyn College on what was previously a municipal parking lot.

Winston Restaurant

Grandberg & Associates Architects

OLA designed the MEP systems for this full building renovation project. To achieve an award winning dining experience and increase ceiling height, the basement slab was lowered two and a half feet. A central skylight atrium floods the space with natural light. OLA partnered with structural engineers and architects to ensure new equipment supported all three levels, including the relocation and upgrades of the existing electrical service and sanitary system.

H&M – Chelsea

H&M’s Chelsea location—opposite Macy’s flagship store on “Fashion Avenue”—underwent a complete interior renovation, creating a new building core with two levels of retail space visible from the street. OLA designed all-new HVAC systems and modified the existing plumbing and electrical systems for the new layout, including all-new retail lighting and lighting control/dimming systems.

East Harlem Auto Mall

First dealership north of 60th Street in decades.

A giant auto mall—the first car dealership launched north of 60th Street in decades. The project involved the construction of a new three-story automobile showroom facility totaling approximately 280,000SF to accommodate up to four dealerships. Building included a cellar, showrooms, and automobile service bays on the first and second floors and parking on the third floor and roof.

Unique and modern two-story design offering state-of-the-art technological innovations, including a 600SF skylight supported by glass fins and stainless steel “fingers”. Working with an international design team, OLA was responsible for the MEP design of this two-story retail location. MEP systems include a creative retail lighting design with programmable control system as well as exposed ductwork and piping to add to the interior’s aesthetic

Molton Brown Hudson Yards

Molton Brown underwent modifications to its existing 1,000SF Hudson Yards retail store. OLA provided mechanical and electrical engineering services, including designing plumbing services to include modifications to the existing domestic hot water heating equipment. Additionally, OLA completed design modifications to the existing electrical systems, including an upgrade to
a 100-ampere electrical service.

NYC’s oldest alternative non-profit space devoted to emerging artists. As part of a renovation project, former restaurant space was redesigned into the 2,800SF art gallery with office space on the first floor. New heating, ventilation, and air-conditioning systems were installed to serve the gallery and office spaces.
