12-story mixed-use residential development, including raised courtyard garden, rotating art gallery, and a subterranean thermal spa. OLA provided MEP system design for the 61,000SF new building. Specific services included new electrical and natural gas services to the building, new heating, ventilating and air conditioning systems with a focus on energy efficiency.

New $45M classically-inspired condo.
Classically-inspired condominium with 54 luxury residences contained in two buildings connected by a lobby that is set on a landscaped pedestrian plaza. This multi-family development is built over a two-level parking structure. OLA was part of the team tasked with transforming the site into a luxury multi-family residential property by providing critical MEP engineering and fire protection engineering services.

New $47M mixed-use building.
Boston Road provides 154 units for formerly homeless adults and low-income working adults. The ground floor of this 12-story mixed-use building houses common areas, offices for
supportive services, and recreational space, including an exercise room, computer lab, and landscaped terrace. OLA provided MEP system design for the new building. Certified Enterprise Green Communities.

New $305M high-rise residential tower.
450,000SF luxury residential tower standing 66 stories and nearly 800 feet tall. 130 William boasts a comprehensive suite of amenities—from a full-scale health and wellness club replete with a spa and yoga studio to a suite of entertainment facilities, including an IMAX® private theatre, golf simulator, and rooftop terrace.

135,500SF, $42M mixed-use development.
First building in a long-term plan to revitalize the Winbrook Public Housing campus. The new mixed-use building is 10 stories with 104 units. On the ground level, there is a 13,500SF community center. MEP systems for The Prelude include a building generator plus smoke and fire smoke purge systems. The building was designed with a focus on energy conservation and sustainability. Certified Enterprise Green Communities.

Building renovation plus an 11,000SF addition.
Located within a Landmark District, the South Street project includes the renovation of several adjoining buildings plus the addition of approximately 11,000SF, bringing the total size to approximately 33,000SF. OLA is serving as the MEP and fire protection design engineer, and is tasked with designing complete new services and systems for the mixed-use building, which will consist of retail space and residential units.

New 45,000SF mixed-use luxury building.
Stunning residential building with floor-to-ceiling windows. Building amenities include a fitness center, club room, outdoor terrace gardens, outdoor kitchen, and enclosed parking plus 3,600SF of commercial and common space on the ground floor. OLA designed the mechanical, electrical, plumbing, and fire protection systems, including individually metered gas and electric services for the 3-story structure.

Renovation of existing 88,000SF residence.
Total renovation and rehabilitation of 185 units plus the construction of eight new units. Providing MEP and fire protection engineering services on the project, OLA’s work included a new boiler plant, chiller plant, fan-coil units for individual room control, fire protection sprinkler system, energy efficient lighting, and power distribution.

$8M modular townhouse-style development.
26,000SF modular townhouse-style development consisting of two 3-story buildings connected by a common exterior walkway with a total of 23 oversized residences. OLA’s mechanical and electrical engineering services included fit-out of the utility rooms and crawl spaces, design of electric service and tenant metering, backflow prevention for domestic and fire water services, and fire alarm from the modular built risers to the incoming services on the ground floor.

New 10-story, 135,000SF development providing 130 units of affordable senior housing. The new annex building is connected to Northeastern Towers by a one-story connector lobby. First floor level includes a community room with media room and warming pantry, wellness center suite, classroom/computer lab, and a 4,000SF community/senior center.
